New vs. Older Residential Buildings

When looking for a new place to live, tenants are presented with a large number of decisions to make. One of these is whether to live in a brand new building or an older one. Most may automatically answer the brand new residential building, which is not the answer you want to hear if you own an older building

With a recent rush in residential building construction, older buildings are making changes to keep up with the times. Older buildings generally are larger, and they have a more classic look, but this usually won't seal the deal with tenants.

How can older residential buildings prepare themselves to compete with all of the amenities that new residential buildings offer? First and foremost it's important to thoroughly research the competition and analyze building and neighborhood demographics, interests and lifestyles. Based on the research findings, make appropriate changes.

If research shows young families are a swiftly growing neighborhood demographic, make extra storage space into a community room, a child care center, or create a child's playground on a previously underutilized section of the landscape.

The result of sharing small living spaces means an extra special bond between tenants and their pets. Becoming a pet-friendly building can be as simple as putting in a low-cost dog run, providing dog walking services and giving doormen pet treats to be dispensed with a smile.

On-site parking facilities or conversion of a space into a fitness center may not be feasible, but nearby parking lots and state of the art fitness facilities can be contracted with to provide reduced bulk rates as well as special services for residents. Providing top notch staff service is always an important selling point of developing and sustaining a building's reputation.
