Central San Diego Home Sales
|
Central San Diego has a great
number of family
communities within San Diego County. Increases and
decreases of sales
of homes within San Diego County are gauged by the
number of home sales in one month versus the number of
home sales in the same month one year prior.
The number of homes sold in Central San Diego County in
July 2006 was compared to the number of homes sold in
July 2005. Only San Diego communities considered to be
within Central San Diego County were covered in this analysis.
Overall, 437 homes were sold in Central San Diego in July
2005. 345 single family
homes were sold in Central San Diego during July 2006.
This signifies a 21.1% decline in the number of homes
sold between 2005 and 2006.
Not all communities within Central San Diego had lowered
sales however. The following communities actually had
increases in home sales:
Del Cerro had a 5% increase in home
sales. Linda Vista had an 8.3% increase in home sales.
Logan Heights had a 233.3% increase in home sales. Ocean
Beach had a 10% increase in home sales. Point Loma had
a 44.4% increase in home sales. Tierrasanta had a 33.3%
increase in home sales.
The communities with decreases home sales were the following:
City Heights had a 22.7% decrease in home sales. Clairemont
had a 19.2% decrease in home sales. College Grove had
a 34.2% decrease in home sales. Coronado had a 50% decrease
in home sales. Encanto had a 5.9% decrease in home sales.
Golden Hill had a 27.3% decrease in home sales. La Jolla
had a 39.3% decrease in home sales. Mira Mesa had a 40.7%
decrease in home sales. Mission Hills had a 42.9% decrease
in home sales. Mission Valley had a 20% decrease in home
sales. Normal Heights had a 41.2% decrease in home sales.
North Park had an 18.2% decrease in home sales. Old Town
had a 30% decrease in home sales. Paradise Hills had a
50% decrease in home sales. San Carlos had a 17.6% decrease
in home sales. Scripps Ranch had a 45.5% decrease in home
sales. Sorrento Valley had a 33.3% decrease in home sales.
University City had a 50% decrease in home sales.
Pacific Beach had no change in home sales between July
2005 and July 2006.
More communities within Central San Diego showed decreases
rather than increases in home sales. This indicates that
there was less demand for single family homes in Central
San Diego County in July 2006, than in July 2005. However,
the communities that showed increases in the number of
homes sold tell us that there are differences in housing
demands from community to community.
